  • How can I see the unit model in person?

    We encourage you to visit us onsite to tour our "modern cozy" model home. You can schedule an appointment by calling our property manager directly or by submitting your contact information through Parkviewestates.com, Zillow, or Apartments.com. Our team is available to walk you through the duplex layout and community grounds.

  • What are the income requirements for residency?

    Monthly income after taxes (net income) must be at least $5,500.00.

  • What is the application fee and security deposit?

    The application fee is $50 per applicant. The security deposit is typically equal to one month’s rent.

  • What is the lease term?

    Most leases are for 12 months. Please contact the leasing office for current availability. 

  • What appliances are included in my home?

    All units are equipped with stainless steel appliances, including a glass-top stove, refrigerator, microwave, and dishwasher. A full-sized, in-unit washer and dryer is also provided.

  • Is there parking?

    Yes. Each duplex includes a driveway and an attached garage equipped with a garage door opener.

  • Do the homes have outdoor space?

    Yes. Every home features a private entrance, a dedicated front yard, and a backyard with a patio, perfect for enjoying the local Joliet scenery.

  • Are pets allowed at Parkview Estates?

    Yes, we are pet-friendly for cats and small dogs (under 40 lbs). There is a limit of two pets per household, and all pets must be spayed/neutered. Note that breed restrictions apply, including Pit Bulls, Rottweilers, German Shepherds, and Dobermans.

  • What are the pet fees?

    There is a $500 pet fee (non-refundable) and a monthly pet rent of $25.

  • Is Parkview Estates accessible/ADA-compliant?

    Yes. Parkview Estates offers ranch-style duplexes with single-story layouts featuring no-step entries and open-concept floor plans to accommodate residents with mobility needs. Please contact the leasing office if you have specific accessibility requirements.

  • How do I pay my rent and utilities?

    Rent Payments

    For your convenience, Parkview Estates accepts electronic rent payments through the AppFolio Resident Portal. This ensures your payment is secure, tracked, and applied instantly to your account. You can easily manage your payments in three ways:

    • eCheck (ACH): Enter your routing and account number to pay directly from your bank account.

    • Credit/Debit Card: Use your preferred card (note that a third-party processing fee may apply).

    • Auto-Pay: Set up recurring payments within the portal to ensure your rent is always paid by the 1st of the month without having to log in manually.

    Utility Payments

    Parkview Estates simplifies your monthly overhead by including high-speed internet (600mb Comcast)

    and on-site lawn care in your monthly rent. 

    For all other utilities, residents are responsible for setting up and paying providers directly:

    • Electricity & Gas: Managed through ComEd and Nicor Gas.

    • Water/Sewer: Billed through the City of Joliet. You can pay these bills online through the Joliet Customer Self Service (CSS) portal or by setting up a direct account with the city's utility office. Curbside trash pick up is included in your water bill. 


  • Who is responsible for lawn maintenance and snow removal?

    On-Site lawn care is included in your rent to keep the community looking its best. Residents are responsible for snow removal on their individual driveways and walkways.

  • How do I submit a maintenance request?

    Requests can be submitted 24/7 through the AppFolio Resident Portal. For your convenience, Parkview offers on-site maintenance for efficient and professional repairs. You may also call the property management office during business hours.
